Job Overview

Job Summary:

The Design Build Manager is the day-to-day lead over the three facets of Design Build (DB) and PPP procurements: Design, Technical Proposal, and Estimate. The Design Build Manager focuses on organizing, managing and leading the DB team towards a common goal, readily identifying and resolving issues, eliciting the team to develop a winning strategy, developing and executing a delivery strategy after award, clearly communicating the plan and status of the project, understanding owner requirements and representing Skanska interests to an owner and joint venture partners.Ā  The position reports to the Project Lead/Project Sponsors. Ā

Duties and Responsibilities:Ā 

  • Thorough understanding of the design process, and independently identify and develop mitigation plan for risks
  • Oversee and manage budget, schedule and compliance responsibilities for the procurement of
  • DB projects, including an understanding of compliance regulatory requirements associated with the project
  • Lead and manage a team in delivering a successful proposal working closely with and under the direction of a project sponsor
  • If successful bid, continue on the project to manage the design development, serving as interface between design and construction, with the responsibility for design schedule and budget performance
  • Work with preconstruction team to solicit, bid and analyze potential DB and Progressive DB projects
  • Work closely with variety of interested parties during the design phase of the project to ensure and issue determinations on the constructability of deliverables
  • Work closely with construction management resources to monitor and drive subcontractor
  • performance (safety, quality, schedule, and budget) during construction/installation
  • Assist with developing new business opportunities through exceptional project execution
  • Actively manage conflicts and risks with stakeholders
  • The Design Build Manager is expected to work in a project office while assigned to a project and a corporate office between assignments

Education and Experience:

Required Qualifications:

  • Bachelor’s Degree – Construction or Engineering preferred or equivalent experience.
  • 5+ years prior relevant experience.
  • Deep knowledge of job area typically obtained through advanced education combined with experience.
  • Broad knowledge of project management.

  • Good exercise of independent and precise judgment/decision-making on the ability to prioritize activities
  • Thorough understanding of Lump Sum, Design Build, Progressive DB contracts
  • Exhibits strong leadership qualities
  • Excellent time management and organizational skills
  • Computer proficient and the ability to adapt to new innovations and processes
  • Strong math/accounting and estimating skills
  • Exceptional understanding of construction industry
  • Experience with managing Design Build and/or Progressive Design Build projects between $100 million and $1 billion
  • Broad understanding of industry and construction means and methods
  • Strong written and verbal communication skills
  • Ability to effectively work with multiple project teams simultaneously
  • Excellent negotiation and problem solving skills

Logistics: Develops, approves, and communicates construction logistics plans, verifying they are in place and clearly understood. Ensures that projects are proceeding according to these plans.

Quality Management: Establishes processes to meet quality standards. Monitors work practices to identify concerns or issues that do not meet these quality standards. Follows contract provisions for necessary corrective action.

Building and Construction Knowledge & Planning: Applies building and construction knowledge, utilizing experience and current developments in the industry to prepare detailed construction sequence plans including all necessary material, equipment and labor.

Risk and Opportunity Management: Identifies potential risks related to operations, contracts, or project execution. Develops mitigation plans and strategies to control the impact of negative situations or to maximize opportunities throughout the life cycle of a project.

Plans and Specifications: Reads and interprets construction plans and the technical specifications to aid in constructability review. Ensures submittals are approved prior to proceeding with work.

Project Cost Management: Monitors, tracks, and forecasts self-perform and subcontractor project costs and quantities, including labor, equipment, and materials to ensure projects are successful and profitable.

Safety: Ensures the safe execution of all work activities and ensures adherence to our safety regulations to protect all individuals. Verifies and coordinates work activities to comply with Skanska EHS program and corrects unsafe activities, actions and conditions.

Subcontractor Oversight: Monitors, inspects and ensures subcontractors are performing the work safely, are adhering to schedule, and are producing quality work in line with subcontractor agreements and our client contract obligations.

Design Management: Manages design development process and interfaces between design and construction to ensure and issue determinations on the constructability of deliverables

Schedule Development: Develops, communicates and follows schedules and timelines. Tracks information important to maintaining schedule adherence.

Ā 

Schedule Management - Civil: Manages and prioritizes project-wide activities.

Ā 

Mediates and reconciles conflicting or competing project activities. Leverages the schedule as a tool in external party negotiations.

Ā 

Business Development - Operations: Analyzes client needs and applies market knowledge to determine business growth opportunities. Develops and oversees the implementation of strategies and action plans to target and pursue additional business with existing clients and new business opportunities.

Has a basic understanding of:

Contract Management: Reviews, executes and manages the client's prime contract as well as subcontracts and vendor agreements. This includes facilitating, administering and participating in contract discussions, reviews and negotiations with all relevant contracting parties.

Change Order Management : Follows financial implications of contracts and agreements to protect the company’s interests and rights. Identifies compensable changes and follows the contract provisions to timely resolution.

Ā 

Insurance and Bond Management: Identifies opportunities for recovery by means of insurance and bonds by recognizing applicable insurance coverages and the liabilities within.
